The new headquarters of Grupo Tellescom , a technology and content conglomerate and the parent company of N Sports , reflects a growing movement in the corporate market: companies that understand physical space as a performance infrastructure capable of strengthening culture, accelerating decision-making, and elevating the experience of clients and partners.

Located in Market Place - Tower II , in São Paulo, the project occupies three floors and totals 3,000 m² , with design by Ricardo Rossi Arquitetura and construction by CH3 Construtora . The result is an integrated ecosystem where design and sophistication connect to support a contemporary, welcoming, and highly functional environment.

Environment designed for relationships and major decisions

The 7th floor was designed as a space for representation and strategy, prepared to welcome clients, partners, and leadership. The floor features a large living area integrated with a garden and a water curtain, along with elements that create a sophisticated and welcoming atmosphere, including a bar and a piano. Materials such as wood, the presence of natural elements, and the use of warm lighting reinforce a humanized design language.

A staircase as the project’s centerpiece

Among the most striking elements of the project, the staircase stands out not only for its design, but also as a reflection of precise engineering and execution.

The connection between floors becomes a sculptural element, linking the lounge, meeting rooms, and collaborative areas, highlighting how well-executed solutions can transform architecture into an experience. In projects of this scale, excellence lies not only in the final result, but in the ability to coordinate structural decisions, logistics, and finishing to deliver an element that becomes a defining feature of the space.

An office designed as an ecosystem: collaboration, interaction, and efficiency

On the 6th floor, a large lounge connects the meeting room pool - named Cerrado, Pampas, Caatinga, and Pantanal - with greenery, collaborative spaces, staff areas, and shared environments. The concept of a “home” applied to the office is reflected in decisions that directly impact the user experience: warm lighting, contemporary design language, and visual transparency (with frameless glass), reinforcing the feeling of a “home office within the office.”

Amazonia Room: where design, brand, and functionality meet

The Amazonia Room embodies the project’s concept: an environment designed for strategic meetings. The idea is expressed through materials and natural vegetation inspired by the Amazon, reinforcing Grupo Tellescom’s identity and its commitment to sustainable innovation.

N Sports: a sports content hub integrated into the office routine

On the 5th floor, CH3 delivered for N Sports a space designed to function as a sports content hub. Upon arrival, users encounter a large integrated lounge, created to connect work teams and host events.

To balance integration and focus, the layout separates the lounge from the operational area, which includes workstations and a meeting room. On the production front, the floor also features a podcast studio and booths with three positions for a narrator and commentators, prepared for robotic cameras used during pre-game, halftime, and post-game coverage. The entire set received acoustic treatment, ensuring sound isolation between environments and audio consistency, with booths built on the same structural concept but with size variations depending on the production needs.

Universidade São Leopoldo Mandic, the largest private dentistry institution in the country, entrusted CH3 Construtora with a challenge: the construction of the new Medical Postgraduate Headquarters: to integrate 2,200 m² of academic infrastructure and a clinical center into a single space, while maintaining the operational excellence and the humanized methodology that define the institution. The result: a functional, modern, and impact-ready complex, delivered at the Passeio Paulista Building, on Rua da Consolação, in São Paulo.

The project was executed under the Turnkey mod - a format that concentrates all responsibilities for design, management, and execution within a single company. This model allowed Mandic to focus exclusively on its educational mission, while CH3 managed every detail of the project, from the briefing to the handover of the keys, ensuring predictability in costs, schedules, and quality.

Technical challenge: integrating two distinct worlds

The complexity of the project lay in integrating two environments with distinct yet complementary operational demands: an academic infrastructure designed to accommodate up to 80 students per shift, and a clinical center that required hygiene standards, patient flow, and high-precision equipment.

CH3 applied advanced expertise in acoustic engineering, ensuring proper sound insulation between classrooms and treatment rooms—an essential factor to avoid compromising simultaneous practical classes and clinical care. The Varanda Cidade Jardim Building, located in one of São Paulo’s most prestigious areas—between Cidade Jardim and Itaim Bibi, has recently become a dynamic hub for corporate transformation. Since CH3 delivered the Plug and Play model floor in October 2024, four new fit-out projects have already been completed for different clients. The space features open-plan workstations, modular meeting rooms, an elegant reception area with a marble and natural wood desk, as well as social areas and a terrace designed to encourage interaction among team members.

We also delivered the new office for a company in the real estate sector, a 200 m² space designed to highlight the city views and offer refined environments. The project features dark wood-toned custom millwork, slatted ceilings, and furniture that balances wood and leather for a sophisticated atmosphere.

An iconic building in the North Tower of the Centro Empresarial Nações Unidas (CENU)—one of the largest business complexes in Brazil, located in one of São Paulo’s most strategic areas—saw 1,250 m² transformed into a model office by CH3 Construtora.

Over the past five years, work models have undergone significant changes. Professionals now commonly operate in hybrid formats, splitting their time between home offices and on-site presence. Casas Bahia Megastore Berrini: Project Delivered in Record Time

Transforming 3,300 m² into a megastore designed to offer a unique shopping experience is no small feat. Doing it in record time—just 45 days—was an ambitious goal, embraced and exceeded by our team. And believe us, that’s something only a few can achieve.

With dedicated spaces for electronics brands, gourmet areas for events and workshops, LED panels, and interactive environments, the project redefines the concept of brick-and-mortar retail. It also highlights the strength, efficiency, and capability of our team in turning unique challenges into projects delivered with excellence.

Located in the iconic Centenário building in the Berrini district, the megastore spans two floors and is part of a larger complex that also houses the new headquarters of the retail chain.

The project scope was comprehensive: a full retrofit, internal fit-out, structural reinforcements, technical adjustments, construction of a new connecting staircase, modern installations, high-end finishes, and areas designed for immersive experiences.

At the intersection of two strategic avenues in the southern region of São Paulo, Morumbi and Adibo Aires, a development is under construction that, in addition to fostering local commerce, will optimize the daily routines of the area’s residents. After all, without leaving the neighborhood, access to shops and restaurants will be possible in a single location. The new Pátio Guedala Commercial Center, covering 16,000 m² of area, with 75% already built by CH3 Construtora, will have the capacity to host over 20 shops and restaurants.

In addition to providing modern infrastructure, the development will feature 300 parking spaces, ensuring easy access and convenience to make the shopping experience even more practical and comfortable.

Our teams of engineers and architects play an essential role in every stage of the construction process. From the first briefing meeting, which we consider the most crucial stage of any project, as it is here that we can identify the client’s objectives and define in detail what will be included in the project. The infrastructure of this project includes all internal installations, such as electrical, plumbing, air conditioning, security and fire systems, automated bathroom systems, as well as all finishing details, including fine craftsmanship in the finishes. In total, 36 air conditioning units have been installed on the building’s roof, covering the 16,000m² of constructed area, distributed across two floors. On the ground floors, at the main entrance, we installed light fixtures, window frames, slatted panels, ceilings, and floors. Additionally, the entire structure was designed to accommodate escalators and elevators.

NEW HEADQUARTERS OF GRUPO BAND RS AT TECNOPUC

The new headquarters of Grupo Bandeirantes de Comunicação, BAND RS, is part of the innovation ecosystem of Universidade PUCRS, TecnoPUC Business, bringing together talent and technology for journalistic production.

With a modern and technological architectural project by MMAC Arquitetura and technical execution by CH3 Construtora, the new structure involved the construction of two radio studios (Band News FM and Rádio Bandeirantes), three TV studios, a newsroom, and office spaces.

The move to the new headquarters was challenging and required strict alignment between the CH3 engineering teams, the Architecture firm and Band RS. The transition required peaks of up to 60 simultaneous service providers working in different sectors, in addition to cutting-edge infrastructure to support the redundancy of vital systems, such as air conditioning, electrical, generator sets and transmission antennas, demonstrating the technical performance of CH3 Construtora.

The radio and TV recording studios have special acoustic treatment on the walls, ceilings and partitions, ensuring maximum sound quality. The administrative and management areas combine design and functionality, with blue wall coverings in contrast with the light tones of the furniture. The circulation area connects with the technical area, accompanied by linear LED lighting, and the visual identity incorporates the brand colors.

THE SÃO LOURENÇO II LOGISTICS COMPLEX HAS ITS FIRST PHASE DELIVERED.

A remarkable project, on the edge of the Anhanguera Highway, in Nova Odessa, in the interior of São Paulo, draws attention and promises to become a reference when it comes to highly efficient Logistics Complexes. In September 2022, the São Lourenço Group inaugurated the first phase of this large-scale project, which will triple in size in a few years.

This is the São Lourenço II Complex, built by CH3 Construtora, consisting of a Logistics Warehouse with over 80 thousand m2 of built area, on a plot of land measuring almost 1 million square meters. The challenge for CH3 Construtora, together with the Developer, was to take on the project from the design stage, in the blueprint, to the final delivery phase, with all requirements met.

The technical experts at CH3 were responsible for everything from the market feasibility study, including macro analyses of the execution, by phases, to municipal, environmental and legal approvals. This phase, which began in 2010, took a year and a half of dedication before the work could finally begin.

Infrastructure work on the site began in approximately 2014. Every decision made was always focused on sustainability, on meeting the concepts of the main LEED certifications, for example, and on confirming the commitment to preserving the environment and natural resources on a daily basis.

This was legitimized during the dam works, when the road system was built, where all the main concepts of diverting and returning the water cycle to the natural bed were implemented.

In the water, sewage, air and energy projects, CH3 built: a river water reuse system for washing the yard, gardening and flushing; a total of 5 kilometers of sewage to the city's water treatment plant; a system for three air changes per day, by density – the warehouse has natural thermal comfort and excellent air quality; and designed a system to reduce energy consumption by up to 30%, since the internal lighting uses little artificial light, the result of a very well-calculated natural lighting project.

In this first phase, the project reforested an area of approximately 140 thousand square meters, where 12 thousand native tree seedlings were planted.

In order for the São Lourenço II Complex to live up to its visionary industrial project, hundreds of technicians, engineers, construction foremen and workers had to be hired day after day to transform tons and tons of earth, precast, mixed and concrete structures, pillars, metal roofs with zipped tiles and the application of a floor with above-average levels of flatness and laser leveling, in one of the most modern architectural projects.

The construction includes an administrative building with 3,000 m2 to serve the office areas, support for truck drivers, two armored entrances, a helipad approved for aircraft up to 5 tons, parking for 900 cars and 250 for trucks. The streets are 26 meters wide, and a truck yard was built on the outside to avoid traffic in the area where access to the docks is controlled.

Located at km 118 of the Anhanguera Highway, the Complex is about 100 km from the capital and is close to cities such as Campinas, Sumaré, Americana and 15 minutes from Viracopos Airport. If this first plateau with 80 thousand square meters already attracts the attention of those who travel through the region, imagine how surprised this neighborhood will be when it realizes that two other warehouses will be built with the same sustainability, efficiency and modernity in mind.

When the third phase is completed, the site will become an Industrial Logistics Park, with an area of 1 million square meters, a total of 350 thousand square meters built. This project, by the São Lourenço Group, promises to change the development and economy of the region for the better.

SALONE DEL MOBILE.MILANO 2023: EMPLOYEE WELL-BEING

To conclude our special series on corporate trends, Workplace 3.0 from Salone del Mobile 2023 , we highlight the importance of the employee, at the center of the entire context of the work environment. Well-being is the key word!

Solutions in ergonomics, comfort and acoustic design, multifunctional furniture and soft colors, details in natural materials and biophilia were present with increasingly attractive solutions.

A highlight was the SnowPouf, by designer Paola Navone for the Caimi brand, covered in Snowsound Fiber, a patented fabric for sound absorption, combining aesthetics and design. (featured photo 1)

Slalom , which specializes in acoustic panels and systems, has proposed a selection of products that function as an integral part of the decor, with fabrics ranging from velvet to recycled material, always valuing the decorative effect, and striking colors.

Belgian Bulo presented a work table with an organic design and electric height adjustment for different uses and functions.

For La Palma , comfort is in the small details. The Seela chair has a polypropylene structure and a wooden seat, which can be replaced with another. “The intention was for the user to have a pleasant sensation with the natural material when sitting, but without eliminating the polypropylene, which works very well for the structure of the material.

Arper has introduced a new edition of its Aava chair, which can be fitted with a padded fabric seat, which is easily removable and easy to clean, for both the wooden and recyclable plastic models.

We noticed a trend towards soft colors in the furniture, which promote a calm environment.

Vegetation appeared in most of the stands, proving what studies on biophilia say about the benefits of using natural elements: improved concentration, mental health, and increased productivity.

Plants are part of the modular furniture, as proposed by Fantoni , they decorate lounge and decompression areas, as suggested by La Palma, and they blend in with the decoration of the bookshelves, at True Design .

Continuing our series on global trends in corporate design, from Salone del Mobile 2023 , Workplace 3.0 sector, we observed the adaptation of companies that produce corporate furniture in creating products for the new reality of flexible work.

With the physical work environment divided between home and office, corporate spaces have been readjusted, also requiring new adaptations in the use of furniture with multifunctional, modular versions, ergonomic design, removable coverings, and compact solutions.

Among the launches for lounge or relaxation areas, the Arper brand proposed the Ralik line, consisting of a modular system of sofas, benches and poufs, as well as side tables, with infinite possibilities for use. (photo 1 - highlighted)

La Palma had already launched a similar line, Plus, which this year, with the current demands of the corporate sector, is once again proposing: modular sofas and poufs, with different heights. The upholstery of the pieces is 100% removable for easy cleaning.

In addition, it presented functional and compact products, such as the AP stools, which are light and comfortable for quick or informal meetings, and can be easily fitted together.

The phone booth or telephone booth is also a product that has been valued. It allows for a moment of individual privacy or serves small groups in open space or coworking environments, a solution by Tecno and Fantoni .

The Belgian brand Bulo has created an ergonomic chair with a distinctive look, both in terms of design and upholstery, proposed here in velvet: it can migrate from the office to the home office without having the characteristic look of corporate furniture.

Fantoni 's new Panorama system, designed by UnStudio , is modular and flexible, with a variety of solutions for collaborative spaces, informal meeting spaces, individual workspaces, and more. It includes accessories for vases and hooks for coats and bags. It even has the option of installing sunshades to regulate privacy or light entry.

IN SÃO PAULO, REVESTIR AND DW

São Paulo hosted Revestir and DW-Design Week in the same week. It was a challenge for architects, designers, and builders to be present and stay up to date with the latest releases, trends, and innovations in the sector.

The 21st Revestir brought together around 300 exhibitors, with ceramic products, flooring, coverings, sanitary metals, and other accessories. The DW program featured 200 activities and 120 brands. Spread throughout the city, the event follows the concept of the Salone del Mobile, in Milan, where the format proposes the valorization of creativity.

The team of architects from CH3 Construtora attended both events, confirming that the choices they have been making in the selection and design of materials for corporate projects follow the most modern trends in the sector. These include: reliefs, colors, botany, sensory experiences, creativity, the beauty of large formats, national products with high added value and inspiring collections.

“In the segment of coverings with great aesthetic appeal, we find a diversity of textures and prints, to create infinite possibilities”, comments architect Rafaela Dal Bello.

“Single-lever sanitary metals with minimalist design were a strong trend. Meanwhile, sanitary ware attracted attention due to the diversity of colors”, reports architect Sofia Dias.

“Pieces designed by big names in Brazilian architecture and design were present in the furniture,” concludes Architect and Designer Fernanda Simões.

TECHNICAL CHALLENGES IN RESIDENTIAL WORKS

The client's dream is to build his new home, a 3-story house with a privileged view of Ibirapuera Park. In the initial conception of the project, there was a vision of using 100% metallic materials, in steel, however, with the significant increase in cost, the product became an expensive item for this construction system.

The technical team at CH3 Construtora reanalyzed the project and sought alternative solutions, aiming to preserve the identity of the project, its modernity, and reduce the aggregate cost.

Main technical changes made:

– Replacement of the metal structure with a mixed concrete and steel structure, reducing the cost of the item by approximately 60%.

– Replacement of concrete masonry with cellular blocks, significantly reducing the weight of the project.

As a result of these changes, there was also an improvement in the energy efficiency of the air conditioning system, reducing the thermal load, with savings of approximately 2TR per floor. (1TR* = approximately 13 thousand BTUs**).

This residential project was also designed to receive clean energy with photovoltaic panels, a water reuse system for cleaning and irrigating the gardens.

ACOUSTIC DESIGN – THE ART OF SOUND

CH3 Construtora has been receiving requests for new projects where the concern for the quality of the sound environment requires architects to implement efficient acoustic solutions for the most varied corporate environments.

And this addresses an important reality. The WHO has already warned that it considers noise pollution a public health problem. Around 10% of the world's population is exposed to noise levels that can cause various problems. In addition to hearing damage, noise causes disturbance and discomfort, cognitive impairment, among others. In the corporate environment, it directly affects productivity.

To improve the work environment, it is important to create acoustic comfort strategies combined with architecture and interior design. And ideally, the acoustic project should be done at the beginning of the planning, since many problems can be avoided and the solutions optimized, according to the layout of the environments. In addition, later interventions can be very expensive.

Technical Standard NBR 1015 must also be considered. It regulates the acceptable noise levels, with the acoustic comfort implemented, according to the type of use – for indoor environments.

The means for planning a project like this require, for example, the use of internal geometry and absorbent materials, which will define whether the project will be for Insulation or Acoustic Conditioning. The difference between them is as follows:

Insulation – refers to blocking external sounds, and may have the function, for example, of providing privacy in a meeting room;

Conditioning – is more associated with offices with closed rooms. The calculations will consider – type of wall, slabs, frames, vertical acoustic barriers, ducts and ventilation system – to meet the comfort level of each environment and workstation. Privacy must be guaranteed, allowing interaction between teams.

Investing in acoustics in work environments is essential today, and the market offers a wide range of materials, different shapes, colors, and designs.

CH3 recently used Nuvens Acústicas, from Trisoft, for the construction of the company APR Seguros. These panels combine high acoustic performance, improving sound intelligibility and design. The material also contributes to the construction of air spaces in architectural projects. Made of PET wool, they are sustainable, 100% recyclable, self-extinguishing, and can be installed on any ceiling surface. They are IPT certified, and contribute to LEED, ACQUA, PROCEL, EDIFICA classifications, among others.

CHALLENGES FOR FACILITIES MANAGERS

In the 1990s, medium and large companies understood that Human Resources professionals should play a more strategic role in organizations, rather than just taking care of payroll and employee management. The HR revolution at that time occurred in a surprising way and even a vice-presidential position was created, given the importance, autonomy and results required.

This revolution happened again during the pandemic and post-pandemic period, with a profound impact on the world of work. Now, the area that has also taken on the responsibility of finding the right answers to new questions in the workplace, and gaining strategic strength, is the Facilities Management area.

If it is intrinsic to professionals working in this area that they must find the best solutions for the full functioning of businesses, contribute to implementing safe processes and encourage employees, they are also responsible for facing the demands of managing the hybrid model, which is here to stay, and it is necessary to discuss the role of the office versus the changes of the new society.

We must ask ourselves: Is the home office experience the same for everyone? How and when to ask employees to be present? What are the costs involved in maintaining an office? How can we ensure that returning to the corporate environment will be a pleasant and productive experience? Is applying space occupation studies and management a trend for large companies?

Organizations that opted for the return of their team to work in person had to propose several adaptations to their workspaces, with specific or complete renovations, and even changes of headquarters and relocation.

REENGINEERING TO OPTIMIZE WORK COSTS

We at CH3 CONSTRUTORA's technical team know that the client will carry out their work with the approved budget, and if they trust the expertise of our specialists, they will be able to count on additional reengineering solutions to optimize some costs. This is because there are several ways to deal with costs, different qualities of materials, and of course, situations during the course of the work that may impact whether or not the review is carried out.

Recently, for example, our Technical Team was working on a residential project when, at a certain point, they made a suggestion for structural reengineering, approved by the client, which reduced the material replacement by 30%.

Regardless, whether the project is corporate or residential, and with different degrees of complexity, it will require dedication to spreadsheets of costs x suppliers x materials x deadlines x labor, so that the accounts are closed, without surprises.

When executing projects involving large spaces, when a pillar is found in the way, the best option may not always be to remove it, which will impact the costs of the new structure. Thinking of options to keep the project on schedule and finding efficient solutions for the situations that arise is part of CH3 CONSTRUTORA's day-to-day.
