           The 7th floor was designed as a space for representation and strategy, prepared to welcome clients, partners, and leadership. The floor features a large living area integrated with a garden and a water curtain, along with elements that create a sophisticated and welcoming atmosphere, including a bar and a piano. Materials such as wood, the presence of natural elements, and the use of warm lighting reinforce a humanized design language.

           On the 6th floor, a large lounge connects the meeting room pool - named Cerrado, Pampas, Caatinga, and Pantanal - with greenery, collaborative spaces, staff areas, and shared environments. The concept of a “home” applied to the office is reflected in decisions that directly impact the user experience: warm lighting, contemporary design language, and visual transparency (with frameless glass), reinforcing the feeling of a “home office within the office.”

           To balance integration and focus, the layout separates the lounge from the operational area, which includes workstations and a meeting room. On the production front, the floor also features a podcast studio and booths with three positions for a narrator and commentators, prepared for robotic cameras used during pre-game, halftime, and post-game coverage. The entire set received acoustic treatment, ensuring sound isolation between environments and audio consistency, with booths built on the same structural concept but with size variations depending on the production needs.

            to integrate 2,200 m² of academic infrastructure and a clinical center into a single space, while maintaining the operational excellence and the humanized methodology that define the institution.

           The result: a functional, modern, and impact-ready complex, delivered at the Passeio Paulista Building, on Rua da Consolação, in São Paulo.

Since CH3 delivered the Plug and Play model floor in October 2024, four new fit-out projects have already been completed for different clients. Each project had its own unique requirements, but all shared the same core values: blending functionality, elegance, and modernity with each company’s identity.

This concept has proven to be increasingly strategic for commercial developments: it shortens timelines, streamlines occupancy, and provides greater predictability and budget savings for both property owners and tenants.

The space features open-plan workstations, modular meeting rooms, an elegant reception area with a marble and natural wood desk, as well as social areas and a terrace designed to encourage interaction among team members.

           Transforming 3,300 m² into a megastore designed to offer a unique shopping experience is no small feat. Doing it in record time—just 45 days—was an ambitious goal, embraced and exceeded by our team. And believe us, that’s something only a few can achieve.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           With dedicated spaces for electronics brands, gourmet areas for events and workshops, LED panels, and interactive environments, the project redefines the concept of brick-and-mortar retail. It also highlights the strength, efficiency, and capability of our team in turning unique challenges into projects delivered with excellence.

    &lt;/span&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

           Located in the iconic Centenário building in the Berrini district, the megastore spans two floors and is part of a larger complex that also houses the new headquarters of the retail chain.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The project scope was comprehensive: a full retrofit, internal fit-out, structural reinforcements, technical adjustments, construction of a new connecting staircase, modern installations, high-end finishes, and areas designed for immersive experiences.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           All of this was completed in under two months, transforming a raw space into a fully functional, innovative environment.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           Our team coordinated with more than 100 suppliers working simultaneously, all focused on quality and meeting deadlines. The schedule was tight and precise, demanding technical and operational expertise for strategic and effective management, with no room for errors or delays.

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

           At the intersection of two strategic avenues in the southern region of São Paulo, Morumbi and Adibo Aires, a development is under construction that, in addition to fostering local commerce, will optimize the daily routines of the area’s residents. After all, without leaving the neighborhood, access to shops and restaurants will be possible in a single location. The new Pátio Guedala Commercial Center, covering 16,000 m² of area, with 75% already built by CH3 Construtora, will have the capacity to host over 20 shops and restaurants.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           In addition to providing modern infrastructure, the development will feature 300 parking spaces, ensuring easy access and convenience to make the shopping experience even more practical and comfortable.

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

           Our teams of engineers and architects play an essential role in every stage of the construction process. From the first briefing meeting, which we consider the most crucial stage of any project, as it is here that we can identify the client’s objectives and define in detail what will be included in the project. With these details, we can strategically ensure accuracy in the following stages, delivering not just a shopping complex but also a range of business opportunities, jobs, economic development in the region, and improved well-being for the surrounding residents.
          &#xD;

           The infrastructure of this project includes all internal installations, such as electrical, plumbing, air conditioning, security and fire systems, automated bathroom systems, as well as all finishing details, including fine craftsmanship in the finishes. In total, 36 air conditioning units have been installed on the building’s roof, covering the 16,000m² of constructed area, distributed across two floors. On the ground floors, at the main entrance, we installed light fixtures, window frames, slatted panels, ceilings, and floors. Additionally, the entire structure was designed to accommodate escalators and elevators.

           The new headquarters of Grupo Bandeirantes de Comunicação, BAND RS, is part of the innovation ecosystem of Universidade PUCRS, TecnoPUC Business, bringing together talent and technology for journalistic production.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           With a modern and technological architectural project by MMAC Arquitetura and technical execution by CH3 Construtora, the new structure involved the construction of two radio studios (Band News FM and Rádio Bandeirantes), three TV studios, a newsroom, and office spaces.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The move to the new headquarters was challenging and required strict alignment between the CH3 engineering teams, the Architecture firm and Band RS. The transition required peaks of up to 60 simultaneous service providers working in different sectors, in addition to cutting-edge infrastructure to support the redundancy of vital systems, such as air conditioning, electrical, generator sets and transmission antennas, demonstrating the technical performance of CH3 Construtora.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The radio and TV recording studios have special acoustic treatment on the walls, ceilings and partitions, ensuring maximum sound quality. The administrative and management areas combine design and functionality, with blue wall coverings in contrast with the light tones of the furniture. The circulation area connects with the technical area, accompanied by linear LED lighting, and the visual identity incorporates the brand colors.

           A remarkable project, on the edge of the Anhanguera Highway, in Nova Odessa, in the interior of São Paulo, draws attention and promises to become a reference when it comes to highly efficient Logistics Complexes. In September 2022, the São Lourenço Group inaugurated the first phase of this large-scale project, which will triple in size in a few years.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           This is the São Lourenço II Complex, built by CH3 Construtora, consisting of a Logistics Warehouse with over 80 thousand m2 of built area, on a plot of land measuring almost 1 million square meters. The challenge for CH3 Construtora, together with the Developer, was to take on the project from the design stage, in the blueprint, to the final delivery phase, with all requirements met.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The technical experts at CH3 were responsible for everything from the market feasibility study, including macro analyses of the execution, by phases, to municipal, environmental and legal approvals. This phase, which began in 2010, took a year and a half of dedication before the work could finally begin.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Infrastructure work on the site began in approximately 2014. Every decision made was always focused on sustainability, on meeting the concepts of the main LEED certifications, for example, and on confirming the commitment to preserving the environment and natural resources on a daily basis.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           This was legitimized during the dam works, when the road system was built, where all the main concepts of diverting and returning the water cycle to the natural bed were implemented. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           In the water, sewage, air and energy projects, CH3 built: a river water reuse system for washing the yard, gardening and flushing; a total of 5 kilometers of sewage to the city's water treatment plant; a system for three air changes per day, by density – the warehouse has natural thermal comfort and excellent air quality; and designed a system to reduce energy consumption by up to 30%, since the internal lighting uses little artificial light, the result of a very well-calculated natural lighting project.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           In this first phase, the project reforested an area of approximately 140 thousand square meters, where 12 thousand native tree seedlings were planted. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           In order for the São Lourenço II Complex to live up to its visionary industrial project, hundreds of technicians, engineers, construction foremen and workers had to be hired day after day to transform tons and tons of earth, precast, mixed and concrete structures, pillars, metal roofs with zipped tiles and the application of a floor with above-average levels of flatness and laser leveling, in one of the most modern architectural projects.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The construction includes an administrative building with 3,000 m2 to serve the office areas, support for truck drivers, two armored entrances, a helipad approved for aircraft up to 5 tons, parking for 900 cars and 250 for trucks. The streets are 26 meters wide, and a truck yard was built on the outside to avoid traffic in the area where access to the docks is controlled. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Located at km 118 of the Anhanguera Highway, the Complex is about 100 km from the capital and is close to cities such as Campinas, Sumaré, Americana and 15 minutes from Viracopos Airport. If this first plateau with 80 thousand square meters already attracts the attention of those who travel through the region, imagine how surprised this neighborhood will be when it realizes that two other warehouses will be built with the same sustainability, efficiency and modernity in mind.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           When the third phase is completed, the site will become an Industrial Logistics Park, with an area of 1 million square meters, a total of 350 thousand square meters built. This project, by the São Lourenço Group, promises to change the development and economy of the region for the better.

      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           The 21st Revestir brought together around 300 exhibitors, with ceramic products, flooring, coverings, sanitary metals, and other accessories. The DW program featured 200 activities and 120 brands. Spread throughout the city, the event follows the concept of the Salone del Mobile, in Milan, where the format proposes the valorization of creativity. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

These include: reliefs, colors, botany, sensory experiences, creativity, the beauty of large formats, national products with high added value and inspiring collections.

           The technical team at CH3 Construtora reanalyzed the project and sought alternative solutions, aiming to preserve the identity of the project, its modernity, and reduce the aggregate cost.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

    &lt;span&gt;&#xD;
      
           Main technical changes made:
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           – Replacement of the metal structure with a mixed concrete and steel structure, reducing the cost of the item by approximately 60%.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           – Replacement of concrete masonry with cellular blocks, significantly reducing the weight of the project.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           As a result of these changes, there was also an improvement in the energy efficiency of the air conditioning system, reducing the thermal load, with savings of approximately 2TR per floor. (1TR* = approximately 13 thousand BTUs**).
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           This residential project was also designed to receive clean energy with photovoltaic panels, a water reuse system for cleaning and irrigating the gardens.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           As with all residential projects carried out by CH3 Construtora, financial, environmental and sustainable awareness is very prevalent.

In addition to hearing damage, noise causes disturbance and discomfort, cognitive impairment, among others. In the corporate environment, it directly affects productivity.
          &#xD;

  &lt;p&gt;&#xD;
    &lt;font&gt;&#xD;
      &lt;br/&gt;&#xD;

           To improve the work environment, it is important to create acoustic comfort strategies combined with architecture and interior design. And ideally, the acoustic project should be done at the beginning of the planning, since many problems can be avoided and the solutions optimized, according to the layout of the environments. In addition, later interventions can be very expensive. 
          &#xD;
    &lt;/font&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;font&gt;&#xD;
      &lt;br/&gt;&#xD;

           Technical Standard NBR 1015 must also be considered. It regulates the acceptable noise levels, with the acoustic comfort implemented, according to the type of use – for indoor environments.
