Casas Bahia Megastore Berrini: Project Delivered in Record Time
Casas Bahia Megastore Berrini: Project Delivered in Record Time

Transforming 3,300 m² into a megastore designed to offer a unique shopping experience is no small feat. Doing it in record time—just 45 days—was an ambitious goal, embraced and exceeded by our team. And believe us, that’s something only a few can achieve.

With dedicated spaces for electronics brands, gourmet areas for events and workshops, LED panels, and interactive environments, the project redefines the concept of brick-and-mortar retail. It also highlights the strength, efficiency, and capability of our team in turning unique challenges into projects delivered with excellence.

Located in the iconic Centenário building in the Berrini district, the megastore spans two floors and is part of a larger complex that also houses the new headquarters of the retail chain.

The project scope was comprehensive: a full retrofit, internal fit-out, structural reinforcements, technical adjustments, construction of a new connecting staircase, modern installations, high-end finishes, and areas designed for immersive experiences.

All of this was completed in under two months, transforming a raw space into a fully functional, innovative environment.

Our team coordinated with more than 100 suppliers working simultaneously, all focused on quality and meeting deadlines. The schedule was tight and precise, demanding technical and operational expertise for strategic and effective management, with no room for errors or delays.

Among the many case studies we’ve built, this one is undoubtedly a milestone in our history. It was a challenging delivery, but one that was meticulously planned and proved our ability to maintain exceptional quality even under demanding timelines.

An iconic building in the North Tower of the Centro Empresarial Nações Unidas (CENU)—one of the largest business complexes in Brazil, located in one of São Paulo’s most strategic areas—saw 1,250 m² transformed into a model office by CH3 Construtora. With more than 20 years of history, the complex has long been home to commercial offices across various sectors. Despite its traditional character, innovation and modernization have found space within its conservative style, proving that older buildings can still meet today’s market demands with versatile environments that align with modern business profiles and market dynamics. Over the past five years, work models have undergone significant changes. Professionals now commonly operate in hybrid formats, splitting their time between home offices and on-site presence. As a result, offices have become increasingly welcoming, with collaborative spaces for in-person team interactions, phone booths for one-on-one meetings, and traditional meeting rooms for larger groups. Commercial architecture has become a key pillar in the corporate environment. Beyond expressing a company’s brand identity, it must now reflect the evolving profile of modern professionals—impacting their physical and mental well-being and contributing directly to positive business outcomes. The Plug and Play contract model—a turnkey real estate solution ready for immediate use—has gained significant traction in the market. It offers a streamlined approach for both sides of the leasing process: building owners benefit from medium- to long-term lease agreements, while tenants appreciate the speed and practicality of moving into a fully operational space, saving time and resources. For this project, CH3 deployed its team of engineering and architecture professionals to design and deliver 80 open space workstations, brainstorming rooms, executive offices, phone booths, collaborative squad areas, and a break room—completed in just 90 days. At CH3 Construtora, we believe that building a high-standard commercial development goes far beyond erecting walls or applying innovative and functional design. One of our top priorities is to deeply understand our client, create a briefing that faithfully reflects the company’s values and the contractor's goals, and from there, bring the company's identity to life within the project—creating spaces that are responsive to each client's unique needs. Recently, we had the privilege of transforming a single-tenant building into the new headquarters of Grupo We and LVL—important names in the integrated communication market in Brazil. In just four months, we delivered a 3,800 m² conceptual project across six floors that embody the dynamism and innovation of these agencies. Every detail of CH3's TurnKey conceptual project was designed to reflect the creative, youthful, and vibrant personality of each company. Here are some key highlights of the project: Inviting Spaces for Exchange and Connection: Spread across the six floors, we created various communal areas such as the Welcome Lounge with its vibrant meeting plazas, the Townhall integrating gourmet and event areas, and an exclusive executive lounge. All were designed to foster idea sharing, client engagement, and team collaboration. Relaxed Environments That Promote Well-Being and Creativity: The integrated open space, with capacity for over 300 people, and the "Welcome Coffees" on each floor demonstrate our commitment to creating a fluid and welcoming work environment where creativity can thrive naturally. Striking Visual Identity: High ceilings, an industrial aesthetic with exposed concrete and slabs, and bold color schemes on each floor reflect the vibrant energy and boldness of Agência We. Transforming a development into a reflection of its occupants’ identity is one of CH3’s core values. Each project is unique, and our distinction lies not just in following trends but in making each project a singular creation. In addition to this, we highlight our expertise in customized builds, optimized timelines, and innovative solutions like TurnKey and BTR3 . TurnKey and BTR3: Smart Solutions for Your Business The rapid delivery of Grupo We and LVL’s new headquarters was made possible thanks to CH3 Construtora’s expertise in TurnKey projects. A comprehensive model that manages every stage of the construction process, from the initial briefing to the final handover. This optimizes timelines, streamlines supplier coordination, and ensures quality in every detail, allowing the client to focus on their core business devoting their time to what truly drives their growth while, CH3 handles the entire construction process. CH3 also offers an exclusive financial solution, BTR3 (Built to Rent) , an innovative model that makes it easier to carry out custom projects. With flexible payment plans under both Capex and Opex structures, companies can invest in high-standard infrastructure without compromising their cash flow and with adaptable terms.

The new headquarters of Grupo Bandeirantes de Comunicação, BAND RS, is part of the innovation ecosystem of Universidade PUCRS, TecnoPUC Business, bringing together talent and technology for journalistic production. With a modern and technological architectural project by MMAC Arquitetura and technical execution by CH3 Construtora, the new structure involved the construction of two radio studios (Band News FM and Rádio Bandeirantes), three TV studios, a newsroom, and office spaces. The move to the new headquarters was challenging and required strict alignment between the CH3 engineering teams, the Architecture firm and Band RS. The transition required peaks of up to 60 simultaneous service providers working in different sectors, in addition to cutting-edge infrastructure to support the redundancy of vital systems, such as air conditioning, electrical, generator sets and transmission antennas, demonstrating the technical performance of CH3 Construtora. The radio and TV recording studios have special acoustic treatment on the walls, ceilings and partitions, ensuring maximum sound quality. The administrative and management areas combine design and functionality, with blue wall coverings in contrast with the light tones of the furniture. The circulation area connects with the technical area, accompanied by linear LED lighting, and the visual identity incorporates the brand colors.
