Universidade São Leopoldo Mandic, the largest private dentistry institution in the country, entrusted CH3 Construtora with a challenge: the construction of the new Medical Postgraduate Headquarters: to integrate 2,200 m² of academic infrastructure and a clinical center into a single space, while maintaining the operational excellence and the humanized methodology that define the institution. The result: a functional, modern, and impact-ready complex, delivered at the Passeio Paulista Building, on Rua da Consolação, in São Paulo.
The project was executed under the Turnkey mod - a format that concentrates all responsibilities for design, management, and execution within a single company. This model allowed Mandic to focus exclusively on its educational mission, while CH3 managed every detail of the project, from the briefing to the handover of the keys, ensuring predictability in costs, schedules, and quality.
Technical challenge: integrating two distinct worlds
The complexity of the project lay in integrating two environments with distinct yet complementary operational demands: an academic infrastructure designed to accommodate up to 80 students per shift, and a clinical center that required hygiene standards, patient flow, and high-precision equipment.
CH3’s engineering and architecture teams developed an integrated solution that included:
Academic Infrastructure
- Five classrooms with capacity for up to 80 students, designed with optimized acoustics
- Faculty room and call room to support administrative activities
- A large common area with bleachers, armchairs, and poufs — elements that reinforce the institution’s humanized approach and promote team integration
- Pantry with full infrastructure
- Strategic architectural lighting that creates a welcoming atmosphere
Clinical Center
- 25 fully equipped treatment rooms with high-precision medical gas, electrical, and hydraulic infrastructure
- Five screening and procedure rooms with independent circulation flows
- Integrated reception and waiting areas, with a design that conveys professionalism and safety
- Zoned climate control systems, ensuring comfort in environments with different occupancy densities
- Finishes using easy-to-clean materials, aligned with biosafety standards
- Engineering solutions that made the difference
CH3 applied advanced expertise in acoustic engineering, ensuring proper sound insulation between classrooms and treatment rooms—an essential factor to avoid compromising simultaneous practical classes and clinical care. Independent, zoned HVAC systems maintain thermal comfort without unnecessary energy waste. Project coordination across structural, electrical, hydraulic, and acoustic disciplines was executed with precision, eliminating rework and ensuring compliance with a tight schedule.
All infrastructure was designed with operational flows in mind: the circulation of students, patients, and professionals was carefully mapped to avoid unnecessary crossings, ensuring safety and efficiency.
Why was the Turnkey model decisive?
By choosing the Turnkey model, Mandic transferred full responsibility for the project to CH3, transforming construction complexity into secure operational functionality, including:
- Risk reduction: A single point of responsibility across all project phases
- Cost optimization: Centralized management of suppliers and materials
- Schedule predictability: A defined and met timeline
- Focus on core business: Mandic concentrated its efforts on curriculum development and educational quality
This project reaffirms CH3 as a strategic expansion partner for institutions seeking to grow in a predictable, secure, and structured manner. Whether in education, healthcare, retail, or corporate environments, the Turnkey model allows our clients to focus on their core business while we ensure executional excellence from concept to delivery.
In addition, the project was delivered in record time, with strict schedule accuracy, allowing Mandic to begin operations as planned, without disruptions to its academic routine. CH3’s centralized management, which included supplier coordination, material procurement, project compatibility, and execution, eliminated common bottlenecks found in highly complex construction projects.
