Designed by Jayme Lago Mestieri Arquitetura and executed by CH3 Construtora, the 2,000 m² development, distributed across two floors and a rooftop, reinforces CH3’s positioning as a specialist in highly complex operational projects.

The Challenge: Transforming Concept into Operation

Delivering an environment capable of supporting a simultaneous flow of 200 people while combining immersive entertainment, retail, and gastronomy within a shopping center infrastructure is an extraordinary technical challenge.

The project required complete integration between operations, technology, and scenography. CH3 took the lead in solving critical bottlenecks, ensuring the management of dozens of suppliers simultaneously while maintaining an accelerated schedule for operational launch. During execution, the project demanded rigorous operational management, coordinating 85 simultaneous workers within an active commercial complex under intense deadline pressure.

High Performance Gastronomy

One of the greatest engineering achievements of this project was the infrastructure developed for the Restaurant and Sports Bar. The industrial kitchen was designed to support an intense and uninterrupted operation. To enable the use of specialized equipment with high thermal dissipation, such as Josper and Fornoflex ovens, CH3 implemented dedicated electrical infrastructure along with high capacity hood and exhaust systems, seamlessly integrating the kitchen with the operational demands of the rooftop and event spaces.

Immersive Experience: Technology in Service of Emotion

To transform the immersion concept into reality, engineering was applied as part of the experience itself. The technical team coordinated the implementation of:

Audio, Video, and Media Technology: high speed data networks and interactive displays.

Scenic Lighting: lighting automation designed to recreate the atmosphere of major stadiums.

Scenography and Technical Millwork: precision structures developed to integrate the technology seamlessly, ensuring visual impact from the UEFA Tunnel to the field activations.

Universidade São Leopoldo Mandic, the largest private dentistry institution in the country, entrusted CH3 Construtora with a challenge: the construction of the new Medical Postgraduate Headquarters: to integrate 2,200 m² of academic infrastructure and a clinical center into a single space, while maintaining the operational excellence and the humanized methodology that define the institution. The result: a functional, modern, and impact-ready complex, delivered at the Passeio Paulista Building, on Rua da Consolação, in São Paulo. The project was executed under the Turnkey mod - a format that concentrates all responsibilities for design, management, and execution within a single company. The Varanda Cidade Jardim Building, located in one of São Paulo’s most prestigious areas—between Cidade Jardim and Itaim Bibi, has recently become a dynamic hub for corporate transformation. Casas Bahia Megastore Berrini: Project Delivered in Record Time

Transforming 3,300 m² into a megastore designed to offer a unique shopping experience is no small feat. Doing it in record time—just 45 days—was an ambitious goal, embraced and exceeded by our team. And believe us, that’s something only a few can achieve. With dedicated spaces for electronics brands, gourmet areas for events and workshops, LED panels, and interactive environments, the project redefines the concept of brick-and-mortar retail. It also highlights the strength, efficiency, and capability of our team in turning unique challenges into projects delivered with excellence. Located in the iconic Centenário building in the Berrini district, the megastore spans two floors and is part of a larger complex that also houses the new headquarters of the retail chain. The project scope was comprehensive: a full retrofit, internal fit-out, structural reinforcements, technical adjustments, construction of a new connecting staircase, modern installations, high-end finishes, and areas designed for immersive experiences. All of this was completed in under two months, transforming a raw space into a fully functional, innovative environment. NEW HEADQUARTERS OF GRUPO BAND RS AT TECNOPUC

The new headquarters of Grupo Bandeirantes de Comunicação, BAND RS, is part of the innovation ecosystem of Universidade PUCRS, TecnoPUC Business, bringing together talent and technology for journalistic production. With a modern and technological architectural project by MMAC Arquitetura and technical execution by CH3 Construtora, the new structure involved the construction of two radio studios (Band News FM and Rádio Bandeirantes), three TV studios, a newsroom, and office spaces. The move to the new headquarters was challenging and required strict alignment between the CH3 engineering teams, the Architecture firm and Band RS. The transition required peaks of up to 60 simultaneous service providers working in different sectors, in addition to cutting-edge infrastructure to support the redundancy of vital systems, such as air conditioning, electrical, generator sets and transmission antennas, demonstrating the technical performance of CH3 Construtora. The radio and TV recording studios have special acoustic treatment on the walls, ceilings and partitions, ensuring maximum sound quality. The administrative and management areas combine design and functionality, with blue wall coverings in contrast with the light tones of the furniture. The circulation area connects with the technical area, accompanied by linear LED lighting, and the visual identity incorporates the brand colors.
